Arizona’s population has skyrocketed over the past decade — but some of the highest rates of growth have occurred outside the state’s major cities, including Metro Phoenix’s closest neighbor, Pinal County, which grew 7% between 2018 and 2023. This scale of development in Pinal County is reshaping the Phoenix–Tucson corridor into a high-value industrial and innovation engine. With robust infrastructure, strategic location and workforce investment, Pinal County is driving Arizona’s economic diversification — setting a high bar for future commercial development.

Trends To Watch

Mega-scale industrialization: Pinal County now hosts multi-billion-dollar manufacturing hubs (Lucid, LG Energy Solution), solidifying its role in electric vehicles and battery tech.

Strategic clustering: Projects like Chang Chun and Air Products align with Arizona’s growing semiconductor and clean energy ecosystems.

Infrastructure enabling: The Inland Port, industrial parks, and new SR 505 corridor support effective logistics and future growth.

Game-Changers In Pinal County

Here are the some of the largest commercial real estate projects in Pinal County history, showcasing its transformation into Arizona’s fastest-growing economic region:

LG Energy Solution Battery Complex (Queen Creek – Pinal): A monumental $5.5 billion, multi-phase facility producing EV and energy storage batteries, expected to employ about 3,700 workers upon completion in late 2025–2026.

Lucid Motors EV Manufacturing Campus (Casa Grande): A sprawling electric vehicle plant spanning 4 million square feet with a $1.9 billion investment and plans for up to 6,000 jobs, covering some 2,000 acres.

Procter & Gamble Fabric Care Facility (Coolidge): A 2 million‑square-foot plant with a $500 million investment, slated to create 500 jobs upon completion in 2025.

Kohler Manufacturing Plant (Casa Grande): A 1‑million‑square-foot facility focused on bath and shower fixture production, backed by a $300 million investment, projected to employ 400 people

Chang Chun Group Chemical Plant (Casa Grande): A $300 million site producing electronic-grade chemicals for the semiconductor industry; first phase is 109,346 square feet with future expansions possible

FrameTec Wood-Component Plant (Casa Grande): A 254,000‑square-foot manufacturing facility for trusses and wall panels, costing $150 million and creating 400 jobs by fall 2026.

Air Products Hydrogen Facility (Casa Grande): A $100 million green hydrogen production site advancing mobility fuel options for California and beyond, currently under construction.

NRS Logistics Warehouse (Casa Grande): A 69,000‑square-foot specialty-chemicals distribution center on 80 acres, expected to employ 90 people.
